Since 1984, Pascal-Turner, Ltd. has been in the real estate asset management for numerous commercial and residential multi-family Maryland based entities and exclusive sales management for manufactured homes (new & resales) for several manufactured home land-lease communities.

 

Our specialty is property management of manufactured housing land-leased communities. We have a strong and experienced property management team with a proven track record of operating award winning communities. Since 2002 and most recently in 2007, the Peppermint Woods and Williams Estates manufactured home communities in Baltimore County have received the MHI Community of Distinction designation. These two communities are a part of an elite national group of less than 20 communities that have earned this designation.

 

We can work with you and design an arrangement in which we can provide a full complement of property management services with our own personnel or design an arrangement in which we can manage and direct your existing personnel.

 

We are working on a new affordable management package in which we will operate a “Call Center” for you. All your calls from your homeowners and prospects will come to our “Call Center” where we will professionally and promptly respond with appropriate service and then update the ownership of the community as required under the terms of an agreement.

 

Since 1984, we have done it all for our client companies. Although these projects are difficult, they are certainly worth while in the enhancement of the value of your real estate investment and in most cases a necessary investment into the long term consistency and growth of your community’s cash flow.

 

In regards to Redevelopment, Pascal-Turner Homes conducted a complete overhaul of the former Oakdale community into the modern Peppermint Woods community. In the process of this challenging project, Peppermint Woods won the “Best Land Leased Community Upgrade/Redevelopment in the United States” in 1997 by MHI (Manufactured Housing Institute).

 

In 1999, Pascal-Turner Homes entered into a management contract with Chateau Communities to do a redevelopment of the Southern Mobile Home Park in Lexington Park Maryland. In a short period time, Pascal-Turner Homes had converted Southern, a drug infested and one of St. Mary’s Counties least desirable trailer parks, into St, Clement’s Crossing, which is now one of the most desirable manufactured housing communities in St. Mary’s County.

 

In regards to Site Development, the management team of Pascal-Turner Homes conducted a 179 site expansion in the Williams Estates manufactured housing community in Baltimore County.
